From Builder Dirt to a Lawn You Can Use

Hydroseed lawn installation is how we turn a bare Dallas yard into grass without paying sod prices. It suits new construction where the builder left graded dirt, backyards torn up by a pool or foundation repair, and older lots where the turf has thinned to nothing. We prepare the soil, then spray seed, wood fiber mulch, fertilizer and tackifier in one coat. The result is a green-tinted mat that holds moisture over the seed while it sprouts. This is lawn installation for people who can water for a few weeks and want a real lawn at a fraction of the cost of sod.

Why prep decides the result

Dallas soil is mostly blackland clay, dark and alkaline, and it shrinks and swells with moisture. After a builder's grading pass it is often packed hard on top and full of chunks below. Seed sprayed on that crust sits in a thin film of mulch with nowhere for roots to go. We break up the top layer, pull rocks and construction debris, smooth the surface so runoff drains off and away from the foundation, and add topsoil where the surface is too thin or too much like subsoil. If the clay is wet enough to smear, we wait. Working gumbo while it is sticky seals it, and it dries like pottery.

Picking the seed

For sunny Dallas lawns the usual choice is Bermuda grass. It is a warm-season grass that grows actively above about 59 degrees, does best in heat, and goes dormant and light brown in winter. It spreads by seed, stolons and rhizomes, which is why a hydroseeded Bermuda lawn knits into a dense mat once it gets going. Its weak spot is heavy shade, so yards under big live oaks or pecans need a separate conversation. We go over sun, traffic, dogs and irrigation on the visit before we load the tank.

When to install

A Bermuda hydroseed lawn does best when it goes in from about May into early summer. Soil is warm, May is one of the two wettest months in Dallas, and the grass gets the long warm season to fill in before the average first frost around November 12. Seeding in late summer can still work with good irrigation. Seeding in winter mostly feeds birds. If you call us in November about a bare yard, we will usually suggest temporary erosion cover now and the permanent lawn in spring.

Hydroseeding cost compared with sod

HomeGuide's range for hydroseeding runs from $0.12 up to $0.35 a square foot, against $1 to $4 a square foot for installed sod. On a typical 5,000 square foot yard that difference is large. Most hydroseeding outfits also charge a floor price for small jobs, listed by HomeGuide at $300 to $500 or more, so very small patches cost more per foot. Steep slopes add to the price, as does any topsoil or heavy debris removal. Our quote lists each of those separately.

Watering through the first weeks

The mulch helps, but Dallas heat dries a seedbed fast. Iowa State Extension suggests two light waterings a day for new seed, up to four when it is hot and windy, for about three weeks after seeding. In practice that means short cycles that keep the surface damp, not long soaks that make the clay run. We set the schedule with you before we leave and walk through how to adjust it when a front comes through.

Lawn seeding versus starting over with sod

Some homeowners ask whether they should hydroseed part of a yard and sod the rest. It can make sense: sod for a small front strip that has to look finished for a closing or an HOA deadline, and a hydroseed lawn for the larger backyard where a few weeks of patience saves real money. The two grow together if the seed is the same type of grass as the sod, which in most sunny Dallas yards means Bermuda. We also see the opposite case, where a yard was sodded years ago and is now thin. Spraying seed over the old turf rarely works; it is usually better to treat that as a renovation, clear the old cover and prepare the soil like new. On the visit we talk through what you need the lawn to do and by when, and give you a straight answer on whether a new hydroseed lawn, sod, or a mix fits that schedule. Whatever the answer, the quote spells out the prep, the grass and the square footage, so there are no surprises when the truck shows up.

What to expect

Under good conditions you should see sprouts within about 5 to 14 days. Thin spots are normal along edges and where water ran during a storm; we look at them with you and touch them up when needed. The first mowing usually comes around four to six weeks in, once the grass is about four inches tall. Keep traffic, pets and mowers off until then. By the end of the first summer, a Bermuda lawn that went in on time is usually thick enough to use like any other yard.

Hydroseed Lawn Installation Questions

What does it cost to hydroseed an average Dallas backyard?

National guides range from about $0.07 up to $0.35 a square foot, and HomeGuide's figure for a lawn of around 5,000 square feet is $1,000 to $1,750. Prep, topsoil and slopes change the total, and most companies have a minimum fee.

Can you hydroseed right over builder dirt?

Not well. Builder grade is usually packed and full of debris, so we loosen and fine grade it first, and add topsoil where the surface is thin.

How soon can my kids and dog use a hydroseed lawn?

Keep traffic off until after the first mowing, around four to six weeks. Heavy use before the roots set tears up young Bermuda.

What if a storm washes part of it out?

Washouts usually happen where water concentrates. We look at the damage and reseed those spots, and we can add blankets on any channel that keeps washing.

Does a hydroseed lawn need a sprinkler system?

It helps a lot in Dallas summers. Without irrigation, plan on hose-end sprinklers and a timer to keep the surface damp for the first few weeks.
